LUXURY OAK VILLAS Cottage Usage Regulations

  1. Guests staying at Luxury Oak Villas are kindly requested to adhere to the principles of safe and courteous recreation.
  2. The use of year-round cottages is granted to individuals listed in the reservation. Each cottage can accommodate a maximum of 7 people.
  3. The check-in period is from 3:00 PM on the day of arrival until 11:00 AM the next day. In special cases, alternative hours can be arranged. Late check-out until 12:00 PM is possible for an additional fee of PLN 50.
  4. Check-in is based on the presentation of a valid identification document.
  5. Payment is required in advance for the entire duration of the stay upon arrival at the cottage (the deposit payment is included in the settlement). Individuals not registered as direct guests of Luxury Oak Villas must leave the property before the start of the nightly quiet hours.

The presence of third parties (not covered by the reservation) is strictly prohibited. In exceptional situations, the presence of such individuals must be agreed upon with the owner, which may result in additional charges for the renter.

  1. A deposit of PLN 500/cottage is required, refundable on the day of departure.
  2. The tenant cannot transfer or make the cottage available to third parties. The cottage cannot be occupied by more people than declared during the reservation. Exceeding the declared number of occupants (without the Owner’s or authorized person’s consent) gives the Owner the right to immediately terminate the agreement with all consequences without the need to refund the previously paid fee.
  3. The cottage is provided with bedding and towels for one rental period. The exchange of bedding and towels during the stay is available for an additional fee.
  4. Cottages are handed over to guests for use and collected upon departure by the Property Host. Please inform the host in advance about the departure time to facilitate a smooth handover of the cottage.

Leaving the property on the last day is prohibited without informing the Owner.

  1. Dispose of all garbage in the designated bin next to the cottages. Please segregate waste. On the property, there are containers for glass, plastics and metals, paper, and residual waste after segregation. Failure to comply with waste segregation rules will result in a fine of PLN 100.
  2. The tenant is financially responsible for any damage or destruction of equipment and technical devices caused by them or their visitors during the rental period.
  3. In case of damage to the cottage’s equipment/property, guests are requested to immediately inform the owner for repair/replacement.
  4. Due to parents’ responsibility for the safety and consequences of their children’s actions, we kindly ask for increased supervision over them.
  5. Quiet hours on the property are from 10:00 PM to 7:00 AM.
  6. Pets are allowed in the cottages only with prior approval from the Property Owner. A fee of PLN 50 per day applies.

If permission is granted for a pet’s stay, it must remain under the renter’s control throughout the entire period and must not disturb the rest or pose a threat to other customers. The owner of the animal is responsible for any damage to the property caused by the pets. The owner does not permit pets on beds/mattresses provided in the cottage. Otherwise, the pet owner will be charged for the costs of cleaning the bed/mattress or damaged bedding.

  1. Bonfires are only allowed in designated areas.
  2. Smoking tobacco is strictly prohibited inside the cottage. This is due to fire safety requirements and guests’ frequently reported allergies. Any attempts to smoke inside the cottage may result in the deduction of the deposit for neutralizing unpleasant odors.
  3. The Owner reserves the right to demand the departure of guests who do not comply with the regulations – especially those who blatantly disturb the relaxation of other neighbors.
  4. On the day of renting the cottage, it is cleaned. Please return it in the same condition; otherwise, a fee of PLN 200 will be deducted from the deposit for cleaning services.
  5. For the destruction of cottages, unauthorized use of fire extinguishers, and the resulting consequences (the need to replace equipment, additional service work), cottage users will be charged additional fees.
  6. In case of losing the cottage keys, the tenants are obliged to pay a fee of PLN 100, while losing the gate remote control will result in a fee of PLN 150.
  7. Matters not regulated in this Regulation are subject to the provisions of the Civil Code and the Act on Tourist Services.
